What are common area (CAM) fees?

How much are monthly condo fees?

TL;DR:Expect ฿20–90+ per sqm per month: budget ~฿20–30, mid ~฿35–50, luxury/central ~฿60–90+/sqm/month (plus a one‑time sinking fund ~฿500/sqm).

Monthly condo (common-area) fees in Thailand are normally charged per square metre of your unit. Typical ranges: budget buildings about ฿20–30/sqm/month; mid‑range ฿35–50/sqm/month; central or luxury projects ฿60–90+/sqm/month. In Bangkok city centre many condos fall in the ฿50–80/sqm/month band. For a 50 sqm unit that means roughly ฿1,000–4,500/month depending on quality and location. These fees cover security, cleaning, pool/gym, staff and common electricity; they do not include a one‑time sinking‑fund payment (commonly ~฿500/sqm at purchase). Owners are legally obliged to pay the juristic person’s set fee and amounts can rise over time. If you want exact numbers for a building, ask for the current monthly fee schedule and the sinking‑fund rate from the developer or building management (the condo’s sale contract or juristic person report will show it).
