How does renting an apartment typically work?

What documents and steps are involved?

TL;DR:Provide passport (±visa/work permit), sign a clear lease, pay deposit + first month, inspect and document the unit, and ensure landlord files TM30 and fulfills repair/deposit obligations.

To rent in Thailand you need ID, payment, a signed lease and an inspection. Expect to provide a valid passport (copy of photo and visa page), and sometimes proof of visa/work permit or income; sign a written lease that states rent, deposit, term, utilities and repair responsibilities; pay the security deposit (commonly two months) plus the first month’s rent; inspect the unit and record existing damage with photos and an inventory list; collect keys and receipts. Landlord obligations include filing TM30 (reporting a foreign tenant to immigration) and performing agreed repairs; professional landlords must return deposits promptly after checkout (check the contract). Utilities are usually transferred or billed separately. Keep all receipts and a signed contract in Thai and English if possible. For TM30 and immigration rules see Thai Immigration (immigration.go.th); for practical rental contract guidance see legal guides such as MyThailandLawyer and expat rental guides like Wise.
