Who must file TM30 and when?
TL;DR:Property owners, landlords or managers must file TM30 within 24 hours of a foreigner arriving or moving to their address; licensed hotels report guests themselves.
The TM30 (Notification of Residence of a Foreigner) must be filed by the property owner, landlord or the manager of the place where a foreigner stays — not normally by the tenant or guest. Licensed hotels and guesthouses report foreign arrivals themselves, so guests do not file separately. The report is due within 24 hours of the foreigner’s arrival at the address or whenever a foreigner moves to a new address in Thailand. Filing can be done at the local immigration office, via the Thai Immigration online portal or the official mobile app; the owner usually needs the TM30 form plus copies of ID/title deed/house registration and the foreigner’s passport entry page. Failure to submit on time can lead to fines or administrative problems for future immigration matters.
